Living in Velachery
Velachery is one of south Chennai's busiest residential areas, sitting between Guindy, Adyar, Taramani and Medavakkam. It grew quickly once the IT parks of Taramani and OMR opened, and today it mixes apartment blocks, older independent houses, malls and small businesses. For many IT employees it is the sweet spot: closer to the city than OMR, but cheaper than Adyar.
Getting around
- MRTS: Velachery is the terminus of the Chennai MRTS line, which runs along the coast to Chennai Beach via Taramani, Thiruvanmiyur and Mylapore.
- Roads: Velachery Main Road and the Velachery bypass connect to Guindy, Tambaram and Medavakkam; the Taramani link road leads to OMR and Tidel Park.
- Buses: the Vijayanagar bus terminus serves routes across the city, and Guindy railway station and the Blue Line metro at Guindy are a short ride away.
- Airport: about 20 to 30 minutes by road in normal traffic.
Daily life
Phoenix Marketcity and the Grand Mall sit on Velachery Main Road, with supermarkets, cinemas and restaurants around them. Schools and hospitals are plentiful in Velachery and neighbouring Adambakkam and Taramani, and IIT Madras and Anna University are close by. Vijayanagar and Velachery Main Road are the commercial strips; the inner streets around Dandeeswaram and AGS Colony are quieter and more residential.
Homes you will find
Most of the supply is apartments in 2 and 3 BHK sizes, from older low-rise blocks to newer gated communities. Independent houses survive on the inner streets, often as owner-occupied homes with a portion let out. Plots are rare and expensive. Rents are high for south Chennai because of the IT commute, and advances of several months are common.
Checks before you buy or rent here
- Flooding: Velachery is low-lying and parts of it flooded badly in 2015 and in later monsoons. Ask neighbours about the 2015 water level, check whether the ground floor sits above the road, and prefer a first floor or higher for rentals.
- Water: metro water supply and borewells vary by street; ask about tanker dependence in summer.
- Parking and traffic: Velachery Main Road is congested in peak hours; a home near the MRTS or the bypass saves time.
- Documents: for flats, check the planning permission, the completion certificate and the undivided share of land; for houses, the patta and the encumbrance certificate.
Nearby areas to compare
Medavakkam and Pallikaranai are cheaper and newer, Adyar is pricier and more established, and Guindy and Taramani put you right next to the offices. Each is a few minutes from Velachery by road.
Who Velachery suits
Velachery works best for people who commute to Guindy, Taramani, Tidel Park or the northern half of OMR, and for families who want malls, hospitals and schools within minutes. Students at IIT Madras and Anna University rent rooms and shared flats on the Taramani side. It suits buyers who want a resale flat in an established area rather than a new project far from the city.
Owners and brokers in Velachery
Tenants here ask whether the flat flooded in 2015, which floor it is on, the water source and the distance to the MRTS. Put these in the listing, add daylight photos of the rooms and the street, and state the advance. Flats within walking distance of the MRTS station or the bus terminus let within days.
