Renting a House in Tamil Nadu: A Complete Checklist for Tenants

Renting a home should be simple, but many tenants run into avoidable problems — unclear agreements, disputes over the deposit or surprise charges. Whether you are moving to Chennai for a new job or looking for a family home in Coimbatore or Salem, this checklist will help you rent with confidence.

1. Set your budget — including the extras

Besides the monthly rent, plan for the security deposit, maintenance charges in apartments, electricity and water bills, parking and moving costs. Agree up front who pays for what, so there are no surprises later.

2. Shortlist the right locality

Check the travel time to work or college at peak hours, water availability, safety at night and access to shops, hospitals and public transport. Visit the area in the evening as well as during the day before you decide.

3. Inspect the house carefully

  • Water supply and pressure, and whether there is a sump or overhead tank
  • Leaks, seepage or damp walls — especially after rain
  • Working fans, lights, switches, taps and geysers
  • Mobile network and internet availability
  • Parking space and security arrangements

Take photos or a short video of the condition of the house before you move in and share a copy with the owner. This helps avoid disagreements about damage when you move out.

4. Agree the security deposit clearly

In many Tamil Nadu cities, landlords have traditionally asked for large security deposits. The Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 limits the security deposit for residential premises — commonly understood to be up to three months’ rent. Check the current rules, record the deposit and its refund terms in the agreement, and pay by bank transfer so there is a clear record.

5. Get a written rental agreement

A written agreement protects both the tenant and the owner, and Tamil Nadu’s tenancy law expects tenancy agreements to be in writing and registered with the Rent Authority. Make sure your agreement covers:

  • Monthly rent, due date and mode of payment
  • Security deposit amount and refund terms
  • Rent revision terms and any lock-in period
  • Notice period for both sides
  • Who pays for maintenance, repairs and utility bills
  • Rules on pets, guests and alterations

6. Verify the owner

Confirm that the person renting out the house is the owner or is authorised by the owner. Ask to see a recent property tax receipt or electricity bill in the owner’s name. Be cautious of anyone who asks for a large advance before showing the house or signing an agreement.

7. Complete tenant verification

Many city police departments ask owners to submit tenant details for verification. Keep your ID proof and photographs ready — it is a routine step that helps keep neighbourhoods safe.

8. Moving out the right way

Give notice as per the agreement, clear all utility bills and hand the house back in the condition you received it, apart from normal wear and tear. Do a joint inspection with the owner and confirm the deposit refund in writing.
