Who collects Coimbatore Corporation property tax
Property tax is a yearly tax on buildings and land, collected by the local body. It pays for roads, street lights, drains, garbage collection and other civic services. Inside the city, the local body is the Coimbatore City Municipal Corporation (CCMC), which is divided into five zones: East, West, North, South and Central.
Not every address with a Coimbatore postal code is inside CCMC limits. Some suburbs and nearby towns come under their own municipality, town panchayat or village panchayat. Your last tax receipt shows which local body collects your tax. If it is not CCMC, you pay that body instead, and its rules and counters may differ.
Not sure which side of the line you are on? Look at the local body name and ward number on your last receipt or demand notice. For a property you are about to buy, ask the seller for that receipt, or ask at the nearest zone office. Paying Coimbatore Corporation property tax for a property that actually sits under a panchayat, or the other way round, only creates confusion later.
The rest of this guide is about CCMC property tax: properties inside the Coimbatore City Municipal Corporation.
Why paying Coimbatore Corporation property tax on time matters
Paying on time avoids late charges, but that is not the only reason. Up-to-date receipts help prove ownership and possession. Banks ask for them before a home loan or loan against property. Buyers ask for them before a sale. EB and water offices may ask for them when a connection changes hands.
Unpaid Coimbatore Corporation property tax stays attached to the property. If you plan to sell one day, clear arrears early. A buyer’s advocate will ask for the latest receipt, and pending dues can hold up the deal. If you are buying, check the dues yourself before you pay any advance.
For landlords, property tax is usually the owner’s cost, built into the rent. Our guide on property tax on a rented house explains who pays and how agreements handle it.
The half-year cycle for property tax in Coimbatore
Urban local bodies in Tamil Nadu charge property tax for each half of the financial year, and Coimbatore Corporation property tax follows the same cycle. Your demand is raised for each half-year separately.
| Half-year | Period | What to do |
|---|---|---|
| First half | 1 April to 30 September | Pay early in April |
| Second half | 1 October to 31 March | Pay early in October |
Late payment attracts a penalty or interest, and in recent years Tamil Nadu’s urban local bodies have offered an incentive for paying the full half-year tax early in the half-year. The terms can change with new government orders, so check the current due date, penalty and any incentive on the demand notice, the Urban e-Pay portal or at your zone office.

What you need before you pay CCMC property tax online
Keep these ready before you start:
- Your assessment number (property tax number), printed on the last receipt or demand notice
- The name of the local body as shown on the receipt, for Coimbatore usually the Corporation
- A UPI app, net banking login, or debit or credit card
- A mobile number for the payment confirmation
If you own more than one property, such as a house and a vacant plot, each has its own assessment number. Keep a simple list of all of them with the property address against each. It prevents paying the right amount against the wrong property.
If you have lost your receipts, visit your zone office with your sale deed or other proof of address and ask for the assessment number. New buyers should collect the last receipt from the seller before registration.
How to pay Coimbatore Corporation property tax online
Coimbatore Corporation’s website links its online tax payment to the state’s TN Urban e-Pay portal, run for urban local bodies by the Commissionerate of Municipal Administration. The corporation has shared a simple quick-payment route. Screens can change, but the flow usually looks like this:
- Open the TN Urban e-Pay portal and choose Quick Payment.
- Select Property Tax as the service.
- Select Coimbatore Corporation as the local body.
- Enter your assessment number exactly as printed on your receipt.
- Check the owner name, address and amount shown, including any arrears.
- Pay by UPI, net banking or card.
- Download the receipt and save it with the half-year in the file name.
If you pay regularly, register as a user on the portal. Registered users can add their assessments to a dashboard, see payment history and download past receipts. That is easier than typing the number every six months.
If the portal shows an error
Most payment problems have simple causes. Check that you selected Coimbatore Corporation and not a nearby municipality, and that you typed the assessment number exactly as printed. If money left your account but no receipt appeared, do not pay again straight away. Wait a little, then check the payment status option on the portal. If it still does not show, take your transaction ID and bank statement to the zone office so they can trace your Coimbatore Corporation property tax payment.

Other ways to pay and where to get help
Online payment suits most owners, but it is not the only option. Many owners still prefer paying in person, especially older owners or those who want to clear a doubt at the same time.
| Option | When it helps |
|---|---|
| Urban e-Pay quick payment | Fast, no login needed |
| Urban e-Pay registered account | Several properties, payment history |
| Zone office counter | Lost assessment number, disputed bill |
| Corporation website | Notices, grievances, other services |
Many families pay property tax in Coimbatore on behalf of parents or relatives who live elsewhere or abroad. That works fine, because the payment goes against the assessment number, not the payer’s name. Save the receipt and send a copy to the owner.
The Coimbatore City Municipal Corporation website lists online services such as tax payment, grievances and building plan submission. For a problem you cannot solve online, the zone office that covers your ward is the right place to go.
How Coimbatore Corporation property tax is worked out
You do not need to calculate your own tax, but knowing what drives it helps you spot errors. Tax is based on the building’s assessed value, which depends mainly on its location, plinth area (built-up area), type of construction and use. Commercial use is taxed differently from residential use.
Rates are revised from time to time under state rules. If your bill jumps sharply, first check whether a general revision happened for everyone. Then check your own details: the plinth area, the usage category and the number of floors recorded. A wrong entry in any of these can raise your bill.
Homes with a shop, clinic or office
If you run a shop, clinic, tuition centre or office from part of your house, that portion is normally assessed as non-residential. Tell the corporation when you change the use, so your Coimbatore Corporation property tax matches how the building is actually used. Under-declaring may look like a saving, but it can lead to back charges and trouble when you sell or take a loan.
If you find an error, apply in writing to your zone office with your approved plan or other proof. Keep the acknowledgment. Continue paying the undisputed tax so interest does not build up while the correction is processed.
Changing the name after you buy a property
Before registration: check the seller’s dues
Ask the seller for the latest Coimbatore Corporation property tax receipt before you pay the balance, and check the dues online with the assessment number. Agree in writing who pays the tax for the current half-year. A common approach is for the seller to clear everything up to the sale date, but your sale agreement should say so clearly.
After registration: apply for the transfer
Registering the sale deed makes you the owner in law. The corporation’s tax record, though, still shows the seller until you apply for a name transfer. Do this within the first few weeks after registration.
Documents usually asked for include:
- Copy of the registered sale deed
- Latest property tax receipt showing no dues
- Encumbrance Certificate for the property
- Your ID proof and the application form
Apply at the zone office covering the property, or online if the corporation offers it for your case. Ask for an acknowledgment and follow up until the new receipt shows your name. Property tax is one of several records to update; our checklist on what to do after buying property in Tamil Nadu covers patta, EB and water as well.
Inherited property and joint owners
When an owner passes away, the legal heirs should apply to transfer the assessment. Usually the corporation asks for the death certificate, the legal heir certificate and an application. The legal heir certificate is issued by the Tahsildar, usually applied for through e-Sevai.
Where several heirs share the property, the assessment can be in all their names, or in one heir’s name with the others’ written consent. Discuss this as a family and follow what your documents support.
If one heir lives abroad, they can usually sign consent letters or act through a power of attorney. A power of attorney executed abroad must be attested at an Indian embassy or consulate, or apostilled, and then stamped in India within the prescribed time. Ask an advocate before relying on one.
Keep paying the tax during this period. Arrears on an inherited property are a common reason family sales get delayed.

New buildings, extra floors and flats
A newly built house must be assessed for Coimbatore Corporation property tax once it is complete or occupied. Apply to the corporation with the building approval and completion details. Do not wait for someone to come and assess it; the tax can be charged for past periods later.
If you add a floor, build rental portions or change part of the house into a shop, the assessment should be revised. Skipping this may look like a saving, but it can cause trouble when you sell, take a loan or face an inspection.
For flats, each apartment usually has its own assessment. In a new building, the builder or the association often coordinates the first assessment. Ask for your flat’s number as soon as it is issued. If you are buying a flat in the city, our guide to buying a flat in Coimbatore lists the other checks.
Vacant plots and rented houses
Empty plots inside the corporation are also assessed, usually as vacant land rather than under the regular Coimbatore Corporation property tax for buildings. If you own a plot in Coimbatore, make sure it has its own assessment in your name and that you pay it every year. These receipts help prove possession and make a later sale easier.
If you rent out your house, keep the Coimbatore Corporation property tax receipts in your own name, even if your agreement asks the tenant to pay. Record the tax in your rental accounts. Our landlord guide on renting out a house in Coimbatore covers agreements, deposits and other owner costs.
Common mistakes Coimbatore owners make
These small slips cause most problems with property tax in Coimbatore, and each one is easy to avoid:
- Paying against the wrong assessment number, often an old one
- Choosing the wrong local body on the portal
- Not transferring the name after buying or inheriting
- Not updating the assessment after adding a floor or shop
- Paying through a link sent in an unknown SMS or WhatsApp message
- Not saving receipts, then struggling during a sale or loan
- Ignoring a sudden rise in CCMC property tax instead of checking the recorded area and usage
A simple habit fixes most of these. Set reminders for early April and early October, pay through the official portal, and save each receipt in one folder. For how other cities handle this, see our guides to Chennai property tax and Salem Corporation property tax.

Frequently asked questions
How can I pay Coimbatore Corporation property tax online?
Go to the TN Urban e-Pay portal, choose Quick Payment, select Property Tax, select Coimbatore Corporation and enter your assessment number. Check the name and amount, then pay by UPI, net banking or card. Download the receipt. Registered users can also save several assessments and view payment history on their dashboard.
Where do I find my CCMC property tax assessment number?
It is printed on your last property tax receipt and on the demand notice. If you have lost both, visit the zone office covering your ward with your sale deed or address proof. If you are buying, ask the seller for the latest receipt before registration so you have the number ready.
When is property tax in Coimbatore due?
Tax is charged for two half-years: April to September and October to March. Pay each half-year’s tax early in that half-year to avoid a penalty and, where offered, to get an early-payment incentive. Check the current due dates and terms on the demand notice or the Urban e-Pay portal.
How do I change the owner’s name in Coimbatore Corporation property tax?
Apply to the zone office covering the property, or online if available for your case, with a copy of the registered sale deed, the latest tax receipt, the Encumbrance Certificate, ID proof and the application form. For inherited property, add the death certificate and legal heir certificate. Follow up until the receipt shows your name.
Can I pay CCMC property tax for past years online?
Arrears usually show along with the current demand when you enter your assessment number, and you can clear them in the same payment. If older years do not appear or the amount looks wrong, visit your zone office with old receipts. Clearing arrears early limits the penalty and removes a common obstacle to selling or mortgaging the property.
Does a tenant pay CCMC property tax?
Property tax is the owner’s liability in the corporation’s records. Most agreements leave it with the owner, and it is built into the rent. If your agreement says the tenant pays, make sure payments still go against your assessment number and that you keep copies of every receipt.
